There isn't one, and we understand why you're asking — "free" usually means the cost is hiding somewhere.
Here it isn't. The landlords pay our commission. Most luxury buildings in Denver carry a marketing budget, and part of that budget is set aside to pay people who bring them residents. At buildings that work with locators, that budget exists either way — come through us and it gets spent the way it was meant to be.
So you pay us nothing. Not a finder's fee, not a consultation fee, not a percentage at signing, not anything at the end. There is no version of this where an invoice arrives.
And it doesn't work the way a home sale works, either. In a home sale the "free" side is paid by the seller and the price reflects it. Here you're paying the building's rent, on the building's terms. We don't add anything to it, and part of our job is asking what concession is actually available that week.
