“Who can sell my house in 80134?”

Somebody typed that into a chat box this week, and something answered them with a name. This program is about whether that name can be yours.

The problem nobody diagnoses

You can spend all the money you want, and nothing happens

Here's how it actually goes wrong.

You buy advertising. The ads run. People see them. And then they do what everybody does — they go look you up before they call. What comes back is a bio page from two offices ago, a phone number that isn't yours anymore, a Google listing somebody else set up, and nothing anywhere that clearly tells a search engine or an AI assistant who you are and where you work.

Or the geography is wrong, which is worse, because that one you can measure. Without a proper geofence a good share of your budget goes to people in Nebraska instead of Highlands Ranch or Norman. The ads ran. Somebody saw them. They just weren't anybody who'll ever buy a house from you.

The money is gone either way. Nobody can tell you where it went, so next quarter you buy more ads.

That isn't an advertising problem. It's an architecture problem — and no budget fixes it. If the path between curious and finding you is blocked, spending more only sends more people down a blocked path.

The order it actually works in

Architecture first. Everything else is downstream.

  1. ArchitectureCan you be found at all? Is anything blocking it? Are your details consistent, and is there one place that clearly resolves who you are and where you work?
  2. RelevancyComes from volume — hits on target. Once the path is clear, activity is what builds relevancy.
  3. RankingFollows from relevancy. Not the other way around.
  4. Now your spend does somethingBecause the message reaches a person instead of evaporating on the way there.

Skip the first step and you're taking a long trip in a car that isn't going to make it. This is the inspection before the trip.

Be Found. Be Local. Get Answers. The three pillars Annie's optimizes for: SEO, GEO and AEO.
SEO

Search engine optimization. Whether people find you when they search — and whether what they find is right.

GEO

Geographical engine optimization. Whether the internet knows where you actually work, so your reach lands in your ZIP codes instead of three states away.

AEO

Answer engine optimization. Whether your name comes up when somebody asks ChatGPT, Grok or Gemini for an agent in your area.

Three places you have to be present. We check all three, every month.

Your portal page

Think of it as a billboard on the interstate

Except this one sits where people are already looking for an agent.

Your portal page lives inside Annie's — a page in our Featured Agents community that collects traffic in your industry, in your farming areas, and in the ZIP codes you choose. Your name, your phone number, your website, and every one of your social links in one place, so somebody who finds you can click straight through to wherever you actually live online.

All of your links, in one place on the internet, in a spot that can be optimized. That's the whole idea. Everything scattered across the web about you finally has an address that points in one direction.

This is the basic version on purpose. The portal can be expanded later — that's a conversation with a sales representative, the same as any other Annie's service.

The part most agents learn the hard way

What happens to all of it when you change brokerages?

Everything you've built on your brokerage bio page belongs to the brokerage.

The URL is theirs. The page is theirs. Every month that page spent quietly building up standing belongs to that address, not to you. When you move — and most agents move — it stays behind. New brokerage, new page, brand new URL, back to zero. Everything you spent getting people to find you at the old address now helps whoever gets that desk next.

Your portal page moves with you. Same address, same page, same history, no matter what your business card says this year. You tell us, we update it, and nothing else changes. It's the one piece of your presence online that's actually yours.

What's included

What you pay, and what it buys

Two numbers. Here's exactly what each one covers.

Getting started
$99.95
One-time setup
  • Your intake formA short form: your name and phone number, your website — or a note that you would like us to build you one — your social links, and the ZIP codes and farming areas you want to be found in. Those areas are what your geography gets measured against every month afterward.
  • Your starting placeThat form tells us where to look. We use it to work out what's already working, what can be improved, and what can actually be done about it — before you spend anything more on advertising.
  • Your portal page, built and liveYour page goes up in the Annie's community with your information and all of your links on it. Hosting is included — you'll never get a separate hosting bill from us.
Every month after

Your monthly check and report
  • The monthly check — SEO, GEO and AEOOnce a month we check all three: whether people are finding you in search, whether your geography is landing where you actually work, and whether your name comes up in the chat engines. Plus whether anything needs to be added or fixed.
  • Your report, emailed to youIt's a working document, not a summary — some of it is technical, because what it measures is technical. Two ways to use it: tell us to go ahead with the suggested fixes and we'll do what we're able to do for you, or hand the report to whoever maintains your website and let them work from it.
  • What to do nextSpecific suggestions out of that month's findings — the things your own results point at, not general advice.
  • A real person, if you want oneIf you'd rather have somebody walk you through it, that's arranged separately and priced by the level of help you need.

Your Search Visibility Health Score

Not a number out of a hundred — nobody can tell you what the perfect number would be. It's a condition: healthy, or needs work. Our experts look at everything the check turned up and rate the overall health of your search visibility.

What matters is the direction. Fix the things the report finds, and next month's condition should be better than this month's. That's the whole game.

Everything we check is already public. We don't need your passwords and we don't need to be added to any of your accounts.

The part everybody's guessing about

What we're doing about the answer engines

When somebody asks ChatGPT, Grok or Gemini to recommend an agent in your area, we want your name in that answer. That's the work. We follow what the current technology rewards — structured, consistent, machine-readable information about who you are and where you work — and we keep up as it changes, because it's changing fast.

We can't promise you'll appear in any particular answer. Nobody can, and the engines don't publish their rules. What we can do is make sure you're doing everything the current technology calls for, and that you don't get left behind as it moves.

Worth knowing: getting a specific property listing into an assistant is a different problem, and it mostly runs through the big portals rather than through anybody's website. That isn't what this is. This is about you being the agent who comes up.

Something to say out loud

Try this at your next listing appointment

Every agent gets the question eventually. Most don't have a good answer.

When the seller asks what they're really paying three percent for:

“Most of this industry doesn't know how to use AI yet. I do — because I pay a firm that works on nothing else. They keep me findable when a buyer asks Google or ChatGPT for an agent in this area, and they show me every month whether it's working. Your listing gets me, and I've invested in being the one that comes up. I pay for that myself, out of my commission. That's part of what you're paying me for.”

The last line is the one that lands. You're spending your own money on their listing, every month, before you've earned a dollar on it. That's an answer a seller can't argue with — and most of your competition doesn't have one.

What to expect

This is the marathon part of your marketing

Nobody can promise you a position on a results page, and you should be careful with anyone who does. What actually works isn't glamorous: good practices, done consistently, over time. That's how the cream rises.

Could you spend four thousand dollars a month on advertising and get results? Maybe. Maybe not. You'd find out quickly, and it would cost you quickly.

This is the other thing — the slow, inexpensive, foundational part. And right now, while the market is a little slow, is a very good time to be doing the blocking and tackling on your internet engine. Especially with AI taking over how customers search.

Why it costs what it costs

This is the beginning. That's why it's affordable.

It isn't a stripped-down version of something bigger. It's the first step, priced so you can actually take it.

We're not asking you to spend more than you already do. We're making sure the budget you already have captures more of the people it's aimed at. Get the architecture right and everything afterward works better — your advertising, your content, your time. Get it wrong and none of it does, no matter how much you spend.

Annie's does all of it — websites, content, social media management, advertising, automation, consulting. None of that is in this program, and that's deliberate. This is the part that has to be right before any of the rest is worth paying for. When you're ready, a sales representative will walk you through what makes sense next. But not before you know where you stand.

Questions

Before you sign up

What happens in the first month?

You fill out the form, your portal page goes live, and you get your first report — where you stand today across search, geography and the chat engines. That first one is the baseline everything afterward gets compared against.

Do you need access to my accounts or my passwords?

No. Everything we look at is already public — the same things any prospect could find about you. That's deliberate. If we needed special access to see the problem, so would everybody else.

What is GEO, exactly?

Geographical engine optimization — whether the internet knows where you actually work. Get it wrong and your reach spills into places you'll never sell a house, which quietly wastes a real share of whatever you spend. It's the most measurable of the three, and the one most agents have never had checked.

Is the health score a number?

No. Nobody can tell you what a perfect number would look like, so we don't pretend to. It's a condition — healthy, or needs work — rated by our experts based on what the month's check turned up. What matters is whether it's better than last month.

How fast will I see something change?

This is the slow, foundational part of marketing, and anybody telling you otherwise is selling something. You'll know where you stand right away. Moving it is a matter of months of consistent work, not days.

Will this get me leads?

We don't promise leads, calls, listings or closings, and you should be careful with anyone who does. What we do is find what's blocking people from finding you, tell you plainly what can and can't be done about it, and show you the same measurements every month.

I already have a page on my brokerage's website. Why do I need this?

Two reasons. You can't change that page — you usually can't correct it, can't structure it, and can't measure it. And it isn't yours. When you change brokerages it stays behind, along with everything it took to build it up.

What if I don't have a website?

Tell us on the form and we'll talk about building you one. It's the foundation of the work — it's where the structure lives that search engines and AI assistants read — so it's worth getting right rather than skipping.

Do you handle my social media?

Social media isn't part of this program — we collect your links so they're on your portal page and people can click through to them. If you'd like a social media manager actually working for you, we can absolutely provide that. It just isn't included in this package.

What else does Annie's do?

Websites, content, social media management, advertising, automation and consulting — the full range. None of it is in this program, and that's on purpose. This one is the foundation everything else sits on. Once you know where you stand, a sales representative can walk you through whatever makes sense next.

The report looks technical. What do I do with it?

Two options. Tell us to go ahead with the suggested fixes and we'll do what we're able to do for you. Or forward it to whoever maintains your website and let them work from it — it's written so they can.

Is there a contract?

No. Month to month, cancel any time, billing stops at the end of the current month. We'll give you notice before anything about your price changes.
